The Staunton Choral Gardens is located in Downtown Staunton, Virginia. It has an excellent location, outstanding facilities, and a very successful business model.

The Inn is located within walking distance of everything in Downtown Staunton. A stroll down Staunton's main street is very unique.  You'll find over a dozen fine restaurants,  nine art galleries, several specialty shops, a book store, and so much more.  You can also hop on the trolley (25 cents) which travels around the downtown area and over to the city park and back (about a 25 minute trip).

The Staunton Choral Gardens has three guest rooms (all with private bathrooms), plus a small 4th bedroom, and an additional upstairs room called the "snack room" -- all on the second floor in the main inn; and on the first floor you'll find a spacious innkeepers' quarters with private entrance plus several common rooms and a stainless/granite kitchen.  There's a separate two-story historic carriage house, several lovely gardens, and an additional  craftsman-style house which books as a vacation rental house.  You can purchase just the main inn/carriage house or the main inn/carriage house/craftsman-style house.

The gardens in the back property have been the location for many small weddings which are held at the inn.  Guests can enjoy the European-style courtyard with grape wines all along one side, which serves as a back drop to the water garden and courtyard seating area.  There is also a lower garden and a private "Secret Garden" -- a special place to spend a quiet afternoon.  Enter through the arch and sit on a bench under a very large shade tree.  There is even a covered porch swing in the lower garden.

More and more people are hearing about Downtown Staunton which has become known as a cultural community.  Staunton is now well-known for both the performing arts (several theaters, including the one-and-only indoor Shakespeare theater) as well as the visual arts (nine art galleries downtown).  In addition, other major attractions (Polyface Farms, the Frontier Culture Museum, Andre Viette's Farm and Nursery, Woodrow Wilson Presidential Library, etc.) and a variety of special events throughout the year (the Heifetz International Music Institute, the Staunton Music Festival,  the Fall Foliage Annual Bike Ride, the Maple Festival, the Fortune and Williams Music Festival, the Winter Wine Festival,  etc.) consistently draw people to this area.   Each of these is an opportunity for Innkeepers to host visitors who are coming into the area.  Staunton is centrally located between five colleges and universities as well as a private boarding school for girls, all of which provide an opportunity for Innkeepers to host relatives for different weekends throughout the year.

The Staunton Choral Gardens has been in operation for over ten years and business has increased steadily each year as the inn’s reputation has grown.  In 2012, revenues increased remarkably due to an ever-increasing awareness of the community and well exceeded six figures for 2012 even though the B&B was closed part of the time, providing a very tidy profit after expenses.   The year 2013 was also an excellent year.  There is even ample opportunity to improve revenues and profits as the current owners operate the inn only an average of four nights a week and often close the B&B for several days, or even as long as a month, in order to enjoy travel and also to spend time at a home they own in another area.

Each of the properties can be negotiated to sell with all or most of the furnishings if the new owner wishes.

Financials are available upon request to a qualified purchaser. The real estate market is beginning to change in Staunton (and elsewhere in the US).  At this time, the inn is offered for $500,000, which includes two buildings -- the main inn and the carriage house.  The separate Craftsman-Style House is offered for $215,000. The downtown area of Staunton is filled with over a dozen lively restaurants, 9 art galleries, several specialty shops, antique shops, a free trolley, 2 movie theaters, and the world's only historically-correct re-creation of The Blackfriars' Playhouse, where Shakespeare's plays were performed indoors (see photo below for The Blackfriars' Playhouse).  Many of the restaurants are also venues for live entertainment several nights a week.

Staunton has a very vibrant Downtown!  There are events in Staunton throughout the entire year which attract guests.  Many of our guests have heard of our charming downtown filled with wonderful restaurants.  But our single largest draw to the area is the American Shakespeare Center.

Staunton attracts visitors from around the world to view internationally-acclaimed productions of Shakespeare's works as well as other productions at the theater.  Visit their website at:  www.AmericanShakespeareCenter.com.
